NOVEMBER 2025 – CONSISTENT MARKET CONDITIONS CONTINUE
Fall has officially arrived, bringing another steady month for our local real estate market. While sales have dipped slightly compared to last October, inventory continues to build gradually – giving buyers a bit more breathing room to make their move. Below, we take a closer look at how prices, sales, and inventory have shifted across each property type.
Last month, residential property sales came in 3% lower than October of last year, while total listing inventory rose by less than 1%, reaching 3,021 active listings. The overall average price across all residential categories remains strong at $936,507.
The table below highlights where the 350 total monthly sales came from and where inventory levels are sitting for each property type. On average, it is taking about 67 days to sell a home, depending on the category.

SINGLE FAMILY HOME MARKET UPDATE
Sales in the single-family sector decreased by 2%, accompanied by a nearly 7% decrease in inventory compared to last year. Despite a 3% dip in average price, the typical single-family home remains above the 1 million dollar price point.


TOWNHOUSE MARKET UPDATE
The townhouse market also showed stable activity, with sales down only 5% compared to last year. Inventory edged up by nearly 2%, and townhomes now represent 14% of all active listings. The average sale price is sitting at $647,279, about 9% lower than last October.


CONDO MARKET UPDATE
Last month condo sales decreased by 9%, while available listings grew by 11%. With more available inventory, the condo market continues to show healthy engagement from buyers.

We’ve been tracking the Months of Inventory – the graph below outlines how the tenth month of 2025 went compared to the same time periods in the previous 3 years. In October 2025, we were sitting at 8.6 months of inventory, up slightly from 8.2 months in October 2024. This keeps us in a buyer’s market for now, offering more options for buyers as we head into winter.
