December 2025 Central Okanagan Real Estate Market Update

DECEMBER 2025 – MARKET TRENDS REMAIN STEADY

With the end of the year just around the corner, November brought another steady month for our local real estate market. Below, we’ll take a closer look at how prices, sales, and inventory have shifted across each property type.

Last month, residential property sales came in 7% lower than November of last year, while total listing inventory rose by less than 1%, reaching 2,747 active listings. The overall average price across all residential categories remains strong at $850,772.

The table below highlights where the 275 total monthly sales came from and where inventory levels are sitting for each property type. On average, it is taking about 72 days to sell a home, depending on the category.

SINGLE FAMILY HOME MARKET UPDATE

Sales in the single-family sector increased by 9%, while we saw a 7% decrease in inventory compared to last year. With a 2% gain in average price, the typical single-family home remains above the 1 million dollar price point.

TOWNHOUSE MARKET UPDATE

The townhouse market remained active despite sales sitting 26% lower than last years numbers. Inventory edged up by 4%, and townhomes now represent 14% of all active listings. The average sale price is sitting at $705,022, about 5% higher than last November.

CONDO MARKET UPDATE

Last month condo sales decreased by 23%, while available listings grew by 8%. With more available inventory, the condo market still shows healthy engagement from buyers.

Less than 4 Months of Inventory is a Seller’s Market

4 to 6 Months of Inventory is a Balanced Market

More than 6 Months of Inventory is a Buyer’s Market

We’ve been tracking the Months of Inventory – the graph below outlines how the 11th month of 2025 went compared to the same time periods in the previous 3 years. In November 2025, we were sitting at 10 months of inventory, up from 9.2 months in November 2024. This keeps us in a buyer’s market for now, offering more options for buyers as we head into the final month of the year.
