FEBRUARY 2026 – BUYER OPPORTUNITY CONTINUES INTO THE NEW YEAR
During the first month of 2026 we saw residential property sales came in 15% lower than January of last year, while total listing inventory decreased by 2%, reaching 2,309 active listings. The overall average price across all residential categories currently sits at $816,393, remaining stable with a less than 1% difference compared to last January’s average price.
The table below highlights where the 203 total monthly sales came from and where inventory levels are sitting for each property type. On average, it is taking about 84 days to sell a home, depending on the category.

SINGLE FAMILY HOME MARKET UPDATE
Sales in the single-family sector decreased by 17%, coupled with a 11% decrease in inventory compared to last year. With an almost 1% gain in average price, the typical single-family home remains above the 1 million dollar price point.


TOWNHOUSE MARKET UPDATE
The townhouse market remained active with sales sitting just 5% below last years numbers, while inventory dipped by 7%. Townhomes currently make up only 13% of all active listings and the average sale price is sitting at $730,581, 4% lower than last January.


CONDO MARKET UPDATE
Last month condo sales decreased by 12%, while available listings grew by 9%. With more available inventory, the condo market still shows seasonally healthy engagement.

We’ve been tracking the Months of Inventory – the graph below outlines how the first month of 2026 went compared to the same time periods in the previous 3 years. In January 2026, we were sitting at 11.3 months of inventory, up from 9.8 months in January 2025. This keeps us in a buyer’s market for now, offering more options for buyers as we continue into the new year!
