JULY 2026 – STRONGER SALES KICK OFF AN ACTIVE SUMMER MARKET
This June we saw our local property sales numbers increase when compared to the previous month, as well as June of last year. Our total listing inventory grew to 3,142 active listings, while the overall average price across all residential categories combined now sits at $884,926, with a price increase about 2% above last June’s average.
The table below highlights where the 458 total monthly sales came from and where inventory levels are sitting for each property type. On average, it is taking about 62 days to sell a home, depending on the category.

SINGLE FAMILY HOME MARKET UPDATE
Sales in the single-family sector increased by 5%, coupled with a nearly 16% decrease in inventory compared to last June. Last month we also saw a more than 5% increase in average price compared to the same time frame last year.


TOWNHOUSE MARKET UPDATE
Sales in the townhouse market picked up sitting 11% above last years numbers. Inventory increased by 3%, bringing the total percentage of Townhomes in our active listing inventory to a little over 14%!


CONDO MARKET UPDATE
Last month condo sales increased by nearly 27%, while available listing levels dropped by about 15%. We saw gains in average price compared to last years trends with an almost 8% increase.

Less than 4 Months of Inventory is a Seller’s Market
4 to 6 Months of Inventory is a Balanced Market
More than 6 Months of Inventory is a Buyer’s Market
We’ve been tracking the Months of Inventory – the graph below outlines how the sixth month of 2026 went compared to the same time periods in the previous 3 years. In June 2026, we were sitting at 6.8 months of inventory, down from 8.4 months in June of 2025. This keeps us in a buyer’s market for now, offering more options for buyers as we continue on into summer!
