August 2026 Central Okanagan Real Estate Market Update

AUGUST 2026 – A STRONG SUMMER MARKET WITH MORE CHOICE

July brought in 438 sales that maintained the steady pattern set last July. Our total active listing inventory grew to 3,005, while the overall average price across all residential categories combined now sits at $921,863, with a price increase nearly 14% above last July’s average.

The table below highlights where the 438 total monthly sales came from and where inventory levels are sitting for each property type. On average, it is taking about 64 days to sell a home, depending on the category.

SINGLE FAMILY HOME MARKET UPDATE

Demand for single-family homes continued to grow in July, reflected by an increase of 3% in sales, combined with a 18% decrease in inventory compared to last year. Last month we also saw a 4% increase in average price compared with last July.

TOWNHOUSE MARKET UPDATE

The townhouse market saw a productive month with sales sitting nearly 15% above last year’s numbers. Inventory decreased by 3%, bringing the total percentage of Townhomes in our active listing inventory to just under 14%!

CONDO MARKET UPDATE

Last month the condo sector experienced a slowdown with sales decreasing nearly 7% year-over-year; in addition, available listing levels dropped by about 18%. We also saw a decrease of 2% in average price compared with last year’s trends.

Less than 4 Months of Inventory is a Seller’s Market

4 to 6 Months of Inventory is a Balanced Market

More than 6 Months of Inventory is a Buyer’s Market

We’ve been tracking the Months of Inventory – the graph below outlines how the seventh month of 2026 went compared to the same time periods in the previous 3 years. In July 2026, we were sitting at 6.8 months of inventory, down from 8 months in July of 2025. This keeps us in a buyer’s market for now, continuing to offer up more selection as we enjoy the rest of the summer months!
