SEPTEMBER 2026 – LOCAL MARKET SHOWS RESILIENCE AMID THE SMOKE

Last month closed with 327 sales – a 25% dip from July, but down just 9% compared to last August. Meanwhile, the overall average price across all residential categories held remarkably steady at $808,977, slipping only 1% year-over-year. While recent wildfires slowed local sales activity, property values and buyer demand showed resilience, holding remarkably firm.

The table below highlights where the 327 total monthly sales came from and where inventory levels are sitting for each property type. On average, it is taking about 70 days to sell a home, depending on the category.

SINGLE FAMILY HOME MARKET UPDATE

Year-over-year, single-family homes saw a decrease of 9% in sales, combined with an 18% decrease in inventory compared to last August. Last month we also saw a 4% decrease in average price compared to the same time period last year.

TOWNHOUSE MARKET UPDATE

The townhouse market followed a similar pattern, with sales sitting 10% below last year’s numbers. Inventory decreased by less than 1%, holding the total percentage of Townhomes in our active listing inventory steady at 14%!

CONDO MARKET UPDATE

Last month, the condo sector also experienced a slowdown, with sales decreasing nearly 5% year-over-year; in addition, available listing levels dropped by about 12%. However, we did see an increase of almost 4% in average price compared with last year’s trends!

SUPPLY & DEMAND

The months of inventory levels are our best way to determine the strength or weakness of the market…and to recap our benchmarks:

Less than 4 Months of Inventory is a Seller’s Market

4 to 6 Months of Inventory is a Balanced Market

More than 6 Months of Inventory is a Buyer’s Market

We’ve been tracking the Months of Inventory – the graph below outlines how the eighth month of 2026 went compared to the same time periods in the previous 3 years. In August 2026, we were sitting at 8.9 months of inventory, down from 9.3 months in August of 2025. This keeps us in a buyer’s market for now, continuing to offer up more selection as the summer draws to a close.

What does all this mean? Is now the time to make a move? I would love to discuss what may be right for you – Please feel free to reach out any time!
